THE MARKET - MORE OF THE SAME IN 2012? We are seeing a busy start to the year at Stephenson James Fancy just as Elmbridge was named as having 5 of the Top 50 most expensive streets in the UK by Lloyds TSB. These roads are all in Oxshott, Esher, Cobham and Walton on Thames namely - Esher Park Avenue, Leys Road, Water Lane, Ince Road and Moles Hill which says a lot about this special area of Surrey, an area which we at Stephenson James Fancy consider ourselves extremely fortunate to be both living and working in.
Needless to say, London and the South East have fared much better than the rest of the UK when it comes to house prices and, with its close proximity to London and the Airports, green open spaces, and its golf courses, race courses and amenities, we expect Elmbridge to continue in much the same vein in 2012.
Don't be fooled however. With mortgage lending slow, confidence levels shaken and unemployment on the increase, transaction volumes will remain low this year and realistic pricing continues to be the primary factor when it comes to selling your home. When The Land Registry made "sold" prices publicly available a few years ago it fundamentally changed the property market. Buyers are fully aware of the market locally and Google allows everyone the opportunity of researching property from the comfort of their own homes well before a viewing takes place. The best advice is, don't fall for the old line of "we can achieve another 10% for your house" - it just doesn't work in this market. It is counter productive and you will end up languishing on the market having to undersell it to get it away!
The market has seen an excellent start to the year and, with outstanding levels of new instructions coming to the market and a large number of new buyers registering by the day, we are currently negotiating seven offers which is very unusual for the time of year so, if you are serious about selling in 2012, this is the time put your house on the market.
